Construction of the\u00a0Hila building at Prague\u2019s Brumlovka<\/a>, located directly on the main Vysko\u010dilova Street, is progressing according to schedule. By the end of the year, 68,000 m\u00b3 of soil had been excavated, and over 200 piles had been drilled. In early 2025, the foundation slab was completed, and work on the underground sections is now underway, with their completion expected in the spring.\u00a0Hila stands<\/a>\u00a0out with its unique combination of office, retail and residential spaces within a\u00a0single building, making it a\u00a0truly exceptional addition not only to Brumlovka. The project is set for completion by the end of 2026, delivering 20,200\u00a0m\u00b2 of office space and 2,400\u00a0m\u00b2 of retail areas. Rental apartments will be available in the first half of 2027. \u00a0<\/strong><\/p>\n

\u201cThe construction of office buildings in Prague has come to a\u00a0virtual standstill over the past two years, despite sustained demand for modern office and retail spaces in prime locations like Brumlovka. This is reflected in the record-breaking volume of office space transactions, which reached 636,700\u00a0m\u00b2 in Prague in 2024, well above the 10-year average of less than 500,000\u00a0m\u00b2. With Hila set for completion at the end of 2026, now is the ideal time for companies considering relocation or opening a\u00a0new branch to start discussing their move with us. Given the high demand for such spaces, early decision-making is crucial. We believe Hila will offer businesses and their employees a\u00a0cutting-edge combination of technology, efficiency and aesthetics, all within a\u00a0strategic location with excellent public transport links, metro access, and the unmatched amenities and vibrant community of Brumlovka in Prague 4,\u201d<\/em>\u00a0said Eduard Forejt, Development and Business Director at Passerinvest Group, a.s.<\/p>\n

The Hila building<\/a>\u00a0has been designed with the utmost regard for Passerinvest\u2019s ESG strategy. The focus remains on creating an environment that supports employee satisfaction, health and well-being. The building will not only feature state-of-the-art technologies such as an air ionization system and an exceptional fresh air supply of 50 m\u00b3\/h\/person, but also radiant ceiling heating and cooling to ensure a\u00a0healthy and comfortable indoor climate while significantly reducing operating costs of the building, i.e. also for future tenants. True to Passerinvest\u2019s high standards, Hila will also include relaxation terraces, both shared and private for future tenants of the individual floors. Additionally, Balance Club Brumlovka will provide tenants with extended opportunities for fitness and wellness. To support zero-emission transport, the underground garages will feature charging stations for electric vehicles and offer 418 parking spaces exclusively for future tenants. With its high cost-effectiveness and environmentally friendly operations, Hila is also aiming for LEED Gold certification for sustainable and environmentally friendly buildings.<\/p>\n

A unique feature of the entire project is its multifunctional nature. In addition to office and retail spaces, a\u00a0significant portion of Hila will be dedicated to residential use, offering 71 fully equipped rental apartments ranging from studios to four-room units.\u00a0\u201cOur studio has been behind the architectural design of 11 completed buildings in this area, each with its own set of challenges. Hila, however, is unique in that it vertically integrates offices, retail and residential spaces within a\u00a0single building, creating a\u00a0continuously active environment. The challenge was to achieve harmony between these diverse typologies and form a\u00a0cohesive whole. With Hila, a\u00a0completely new generation of multifunctional buildings is coming to Brumlovka,\u201d<\/em>\u00a0said Ing. Arch.
