The Passerinvest Group development company has completed the shell construction on the mixed-use Hila building<\/a> in the Brumlovka district of Prague. It is the first project here to combine offices, residential units, retail space and services. The fifteen-storey building reaches a height of 55 metres at its highest point and is becoming a new, prominent feature of the skyline in this part of the capital. The building offers 20,200 sqm of cutting-edge office space, 71 fully furnished residential units and 2,300 sqm of retail space for lease. The architectural design is by Aul\u00edk Fi\u0161er Architects.<\/strong><\/p>\n

A new generation of mixed-use buildings<\/strong><\/p>\n

The architecturally impressive and user-friendly Hila project brings a unique fusion of work, residential and community life to Brumlovka all in a single mixed-use building. It is being built in compliance with the criteria of the EU Taxonomy and emphasises the highest quality of both the exterior and interior environments. With the implementation of state-of-the-art technologies, it will provide users with an exceptionally healthy and pleasant indoor climate \u2013 the air quality will be similar to that of a mountain environment, with a concentration of 1,000 to 1,500 negative ions per cm\u00b3, which is equivalent to the conditions found near waterfalls or in coniferous forests. Such an environment contributes to better concentration, reduced fatigue and the overall comfort of tenants. The office spaces will be enhanced by spacious rooftop terraces covering an area of more than 2,000 sqm, which means there will be a ratio of 1 sqm of terrace space to every 14.65 sqm of office space. The inspirational character of the office section of the building is underlined by an impressive central atrium spanning 464 sqm. Thanks to its high economic efficiency and sustainable design, Hila will receive LEED Gold certification for sustainable and environmentally friendly buildings.<\/p>\n

\u201cThe quality of the working environment is fundamental to us. For a long time, we have been designing offices for people, and not for Excel spreadsheets. Hila raises the bar even higher in this regard \u2013 whether it be in the amount of outdoor space and terraces, the quality of the indoor environment or the overall comfort of day-to-day activities. The large rooftop terrace in the office section offers a fascinating view of Prague and will undoubtedly become a popular meeting place for employees of companies that take the opportunity to base themselves in the Hila project,\u201d <\/em>says Eduard Forejt, Director of Development and Sales at Passerinvest Group, a.s.<\/p>\n

Urban regeneration<\/strong><\/p>\n

Hila is being built on a site where, until 2018, stood outdated and unsightly prefabricated buildings \u2013 originally residential and later used for offices \u2013 covering an area of just under 10,000 sqm. The new mixed-use building will therefore offer almost three times this area in the form of a modern working environment, high-quality housing and additional amenities for the neighbourhood. At the same time, it shows how high-quality architecture can modernise a city.<\/p>\n

\u201cThe Hila building has fulfilled a long-held dream for us, as architects \u2013 to build the city upwards in layers. To build a residential building on the roof of an office building, where the air is cleaner and there are also better views. This is nothing unusual in much larger projects in global cities or here in the city\u2019s historic centre, but in Prague\u2019s inner ring such an expensive concept of a truly mixed-use building was an important opportunity for us. Both functional parts are independent of each other, with separate entrance areas and vertical access, and with synergy only in the shared fire escape staircase. The heart of the office building is the four-storey atrium with a reception area, towards which the panoramic lifts are oriented; the seven-storey residential section similarly has its own central vertical space lighting the floor-to-floor communications with an artistically designed light fixture. The office section of the building is designed with consideration for the existing buildings on Jemnick\u00e1 Street to minimise shading and the resulting recessed terrace areas with greenery will enhance both the office terraces and the street. A shared recreational terrace with a beautiful view of the city is designed on the roof of the residential section,\u201d <\/em>says Jan Aul\u00edk of the Aul\u00edk Fi\u0161er architekti studio.<\/p>\n

Offices and residential units with views of Prague<\/strong><\/p>\n

The rent for office space ranges from EUR 24.50 to EUR 27.50 per square metre per month (plus VAT). The residential part includes a total of 71 fully furnished residential units for rent with layouts ranging from 1 room plus kitchenette (14 units), 2 rooms plus kitchenette (41 units) to 4 rooms plus kitchenette (4 units) and one atypical 2-room and kitchen apartment. The smallest apartment has an area of 33.5 sqm while the largest is 133 sqm.<\/p>\n

With completion of the shell construction, the Hila project is moving on to the next stage of construction, which includes work on the fa\u00e7ade and interiors. Employees and residents will be able to use all the advantages of the Brumlovka location, which offers a wide range of amenities, ample greenery in the parks and relaxation areas, as well as the world-class Balance Club Brumlovka fitness and wellness club.<\/p>\n

The technical parameters show the scale of the project<\/strong><\/p>\n

Implementing the project has presented a number of technical challenges. One of the main cranes on the site reached a height of 86 metres under the hook and the total length of the piles exceeded two kilometres \u2013 a reflection of the truly robust foundation of the structure. There is one kilometre of handrails on the staircases, approximately 7,400 light fixtures will be installed and the longest lift shaft measures 70 metres. There are 371 steps from the third underground level to the roof of the 15th<\/sup> storey above ground. The emphasis is also on practical useability \u2013 the underground parking spaces have a minimum width of 2.7 metres, which is a noticeable difference compared to the standard 2.4 metres.<\/p>\n
