Sequoia – Nové Roztyly
Construction of the Sequoia office building in the Nové Roztyly location in Prague 4 began at the end of 2025. This architecturally striking project will, upon its planned completion at the beginning of 2028, offer 33,000 m² of premium office space, 375 m² of retail space, a canteen with a café connected by a footbridge to the local park, 488 underground parking spaces, and shared meeting rooms with a capacity of up to 200 people. The comfortable and healthy working environment is further enhanced by a generous rooftop terrace featuring greenery and relaxation areas with beautiful views of the surrounding landscape, including the Krč Forest. The project aims to achieve the highest BREEAM certification level – Outstanding, which evaluates overall building sustainability in terms of energy efficiency, water management, use of recycled materials, and support for biodiversity. Sequoia is equipped with the most modern and innovative technologies, such as fast responding radiant ceilings, heat pumps, photovoltaic panels, air ionizers, as well as exterior blinds that regulate heat gains from sunlight and reduce light pollution at night. These features ensure not only exceptional comfort for building users, but also highly ecological and efficient operations. Service charges are therefore lower compared to the market standard and, from the perspective of 2025, are estimated at CZK 84/m²/month for common areas. The building’s name, inspired by the majesty of sequoias, reflects its role as a natural interface between the city’s main traffic arteries (Jižní spojka and the Prague arterial road) and the largest green area in Prague – the Krč Forest. Thanks to its unique visibility, Sequoia offers tenants the opportunity to place their company signage/logos in a location seen by more than 200,000 passing vehicles per day. The new direct connection to the Jižní spojka/arterial road intersection will provide excellent car access directly to the building, further supported by a link to Tomíčkova Street. For public transport and suburban bus passengers, the bus terminal and the metro line C station Roztyly are just a few minutes’ walk away. Sequoia also caters to cycling enthusiasts, being located on one of Prague’s main cycle routes.
