Brumlovka locality in Prague 4, which is spread out over an area of 25 hectares, is one of the most successful and extensive projects of its kind in Central Europe from the perspective of development projects built by a single investor. Passerinvest Group has been building and developing this locality on the basis of principles of quality urbanism and long-term sustainability. Brumlovka is a modern urban district in Prague 4, located less than 5 kilometres from Prague’s historic city centre and in immediate proximity to the D1 motorway. Budějovická and Kačerov metro stations are within walking distance, approximately 8 minutes on foot or one bus stop away. Regular public transport lines as well as shuttle buses stop directly in the heart of the locality.

The locality includes 14 office buildings (Passerinvest Group owns 10 of them and the newest truly exceptional project, the Hila building, is currently under construction and will offer premium office spaces, apartments, and retail units for lease in 2027), which provides facilities for 17 000 jobs in the offices and services. Important local and international companies have chosen Brumlovka locality as their seat.  The office buildings are fittingly complemented by three residential projects, two multifunctional  buildings budova Brumlovka with a unique fitness and wellness club Balance Club Brumlovka, including a 25m swimming pool and smaller building Olivka with cafe near Brumlovka Park. The heart of the entire locality is Brumlovka Square, which regularly hosts farmers’ markets, cultural programmes and social events.

Well-maintained public spaces with water features, parks and sports facilities are an integral part of the district. There are more than 70 shops and local services at the locality. The most widely used include restaurants, cafés, a supermarket, drug store, banks, pharmacy, dry cleaners, parking,  charging stations  for electric cars, secure bicycle stands and cycling hotspots for shared scooters and bikes etc.

So far, Passerinvest Group has invested almost CZK 17 billion in Brumlovka locality, of which CZK 1.7 billion was invested into non-profit projects that are used by the general public. Locality’s non-profit projects include, for example, the Elijáš Christian preschool, elementary school and high school, the school pavilion for the students’ leisure activities and also the Bethany Community Centre. Two one-hectare parks were built here, Baarův Park and Brumlovka Park, playgrounds and sports facilities, and an athletic stadium, all for the general public. Brumlovka locality includes a further nearly 15,000 m² of open relaxation and green spaces with water features and 11,000 m² of green rooftop terraces.

Brumlovka has earned the Fitwel certification with the highest rating of three stars, becoming the only certified location in continental Europe.This American certification, developed based on more than 7,000 academic studies to promote mental and physical well-being, evaluates areas from the perspective of users and assesses health, environmental, and social aspects. To achieve the certification, Passerinvest provided results for 68 parameters and submitted 246 documents. Brumlovka was recognized for various areas such as promoting a healthy lifestyle, blue-green infrastructure, a healthy work environment, accessibility to transportation, civic amenities, cultural life support, and more.
