
Construction of the Hila building at Prague’s Brumlovka, located directly on the main Vyskočilova Street, is progressing according to schedule. By the end of the year, 68,000 m³ of soil had been excavated, and over 200 piles had been drilled. In early 2025, the foundation slab was completed, and work on the underground sections is now underway, with their completion expected in the spring. Hila stands out with its unique combination of office, retail and residential spaces within a single building, making it a truly exceptional addition not only to Brumlovka. The project is set for completion by the end of 2026, delivering 20,200 m² of office space and 2,400 m² of retail areas. Rental apartments will be available in the first half of 2027.

The Hila building has been designed with the utmost regard for Passerinvest’s ESG strategy. The focus remains on creating an environment that supports employee satisfaction, health and well-being. The building will not only feature state-of-the-art technologies such as an air ionization system and an exceptional fresh air supply of 50 m³/h/person, but also radiant ceiling heating and cooling to ensure a healthy and comfortable indoor climate while significantly reducing operating costs of the building, i.e. also for future tenants. True to Passerinvest’s high standards, Hila will also include relaxation terraces, both shared and private for future tenants of the individual floors. Additionally, Balance Club Brumlovka will provide tenants with extended opportunities for fitness and wellness. To support zero-emission transport, the underground garages will feature charging stations for electric vehicles and offer 418 parking spaces exclusively for future tenants. With its high cost-effectiveness and environmentally friendly operations, Hila is also aiming for LEED Gold certification for sustainable and environmentally friendly buildings.
A unique feature of the entire project is its multifunctional nature. In addition to office and retail spaces, a significant portion of Hila will be dedicated to residential use, offering 71 fully equipped rental apartments ranging from studios to four-room units. “Our studio has been behind the architectural design of 11 completed buildings in this area, each with its own set of challenges. Hila, however, is unique in that it vertically integrates offices, retail and residential spaces within a single building, creating a continuously active environment. The challenge was to achieve harmony between these diverse typologies and form a cohesive whole. With Hila, a completely new generation of multifunctional buildings is coming to Brumlovka,” said Ing.
