The construction of the Hila mixed-use building in Prague’s Brumlovka district is entering its final stage. Passerinvest Group’s fifteen-storey project, which is the first in the area to combine offices, rental housing, shops and services all in one building, will provide 27,000 sqm of space to let. The building will welcome future tenants of the offices, shops and apartments in the 2nd quarter of 2027.

The Hila building, where construction began in 2024, is gradually having its scaffolding taken down, revealing its final appearance. The office section is nearest to completion, with the interiors being finalised and the building services commissioned. In the residential part, work is continuing on plasterwork, flooring and tiling, and interior doors are also being fitted. The retail spaces on the ground floor are also being completed. In the area around the building, roads and public spaces are being revitalised, with almost 50 new trees being planted.

Hila will bring 20,000 sqm of state-of-the-art offices and 2,300 sqm of retail space to Brumlovka. On the top floors, there will be 71 fully fitted rental apartments, ranging in size from 1 room + kitchenette to 4 rooms + kitchenette, which Passerinvest will market under the Balance Home brand. This will make it the first rental accommodation project in the company’s portfolio. The project will also include 2,000 sqm of roof terraces for office users and balconies with beautiful views for the residents.

“Hila represents another significant step in the development of Brumlovka. In addition to modern office space, it will bring new opportunities for shops and services, and for the first time also rental housing, right in the centre of the location. For companies, not only is the quality of the actual offices important, but also the environment in which they operate and the availability of services for their employees. It is precisely this combination of functions that we consider to be one of the project’s main commercial assets. Hila will therefore further enhance Brumlovka’s appeal to current and future tenants,” says Eduard Forejt, Director of Business Development at Passerinvest Group.

The building, which is up to 55 metres tall, is being constructed according to a design by the renowned Aulík Fišer Zalabák architekti studio on the corner of Vyskočilova, Želetavská and Jemnická streets. It features state-of-the-art technologies, such as a cooling and heating system using radiant ceilings, which represents a modern way of regulating the indoor climate. Thanks to a sophisticated combined system with heat pumps, this is a highly efficient and cost- effective solution. Other technological features of the building include air ionisation, windows that open and LED lighting with smart control. The project is expected to achieve energy class A and LEED Gold certification. GEMO is the main contractor for the construction.
