Passerinvest Group, a wholly Czech development company, is building another mixed-use project in Prague’s Brumlovka district – the Orion building. Following the Hila building, this is the second project of its kind here, one that offers a combination of office space, rental apartments and shops. Nine storeys tall at its highest point, Orion, on the junction of Vyskočilova and Michelská streets and with a total area of 28,000 square metres, will provide top-quality office space, attractive retail units on the ground floor and 134 fully equipped rental apartments ranging from 1 room + kitchenette to 3 rooms + kitchenette. The building will also feature extensive roof terraces covering a total area of more than 2,300 square metres, with greenery, gazebos and seating, whilst a roof terrace of almost 800 square metres will be available to all tenants. On the four underground levels there will be 475 parking spaces available with infrastructure for charging electric vehicles. The project is scheduled to be completed in the 1st quarter of 2029.
Part of the project includes a carefully thought-out design for the public space. The newly created pedestrian staircase, inspired by San Francisco’s famous Lombard Street, will improve accessibility in the area. At the same time, the building will create a natural noise barrier between the busy streets and the new, peaceful square with a water fountain, greenery and relaxation areas, which will not only improve the microclimate of the whole neighbourhood, but also provide a space for leisure and informal gatherings in the planned café – both for office tenants and for residents in the apartments and the general public.
“Prague needs to develop in many areas. New construction, whether it be of residential or office buildings, is among the most important. I am grateful to God that, at a time when new construction is generally stagnating in Prague, our company is building two very significant projects – Hila and Orion – at Brumlovka, which will be beneficial not only to the development of Prague 4,” says Radim Passer, founder and CEO of Passerinvest Group.
Orion has been designed with a special focus on sustainability, efficient energy management and the use of state-of-the-art technologies. The building will receive the prestigious LEED Platinum certification and a category A energy performance certificate (PENB A). It will also meet the strict criteria of the EU taxonomy. The energy efficiency of the entire project will be ensured by technologies such as heat pumps, geothermal boreholes, photovoltaic panels and radiant ceilings, which will bring long-term savings to tenants and residents thanks to the lower operating costs. A key feature of Passerinvest buildings remains a focus on a healthy indoor environment, supported by excellent air exchange with ionisation and an intelligent building management system – whether to optimise energy consumption or to fulfil the commitment to deliver the best possible user comfort to clients.
The architectural design is by the Aulík Fišer Zalabák architekti studio, which has been involved for a long time in shaping Brumlovka. “Orion should complement the urban environment and create a high-quality space on Vyskočilova street, Brumlovka’s central street. The architectural design comprises a compact block consisting of office and residential parts, with community facilities at street level. Two different height levels and a composition of straight and curved sections create a seamless transition from the scale of the office campus to the smaller scale of Michelská street and the adjoining garden city. The proposed block will be open to the public for pedestrians, and its construction will complete a further pedestrian connection between the northern and southern parts of Brumlovka and Brumlovka Park,” says the architect Jan Aulík from Aulík Fišer Zalabák architekti.
The Orion project is being developed on the site of a former tennis complex, which no longer met the needs of the LTC 1927 Prague – Michle Tennis Club. Therefore, Passerinvest Group has built new modern courts for the players nearby, on the site of the former Michle bakeries, which were completed in the spring of last year. The tennis club has thus gained modern facilities that meet its needs and, at the same time, a strategically important plot of land in the heart of Brumlovka has been freed up for the construction of a new mixed-use building. The Orion building will thus naturally tie in to the urban design concept of the entire area and become another important feature of it.
