About Brumlovka

Brumlovka locality in Prague 4, which is spread out over an area of 25 hectares, is one of the most successful and extensive projects of its kind in Central Europe from the perspective of development projects built by a single investor. Passerinvest Group has been building and developing this locality on the basis of principles of quality urbanism and long-term sustainability ever since the year 1998. Brumlovka locality has grown in terms of its size and the number of users into practically an autonomous city district providing a complete scope of opportunities and services, both in the commercial and the social spheres. The represented services and responsible urbanism is naturally connected to the surrounding life, where rationally chosen city recycling dismantles the now forgotten obstacles of impermeability and the original low quality of the site.  

The locality includes 12 office buildings (Passerinvest Group owns 10 of them), which provides facilities for 15 000 jobs in the offices and services. Important local and international companies have chosen Brumlovka locality as their seat, including ČEZ, Microsoft, FLEKSI, Moneta Money Bank, UniCredit Bank, HP, Škoda Auto, Mars, O2 and Puma. The concept of office buildings fulfils the clients’ strictest criteria for a practical and comfortably-designed space of the utmost quality, including the best technical and technological levels. Most of the buildings  have expansive rooftop terraces or inner courtyards with abundant trees and greenery and relaxation zones, which contribute to protecting the environment.  Together with the green areas and plants and grown trees throughout all of Brumlovka locality, this leads to the elimination of heat islands and regulates the overheating of the urban environment. At the same time, rain water is collected sensibly and effectively here and used to water the greenery and to irrigate the parks and vegetation.

The office buildings are fittingly complemented by three residential projects, two multifunctional  buildings budova Brumlovka with a unique fitness and wellness club, including a 25m swimming pool and smaller building Olivka with cafe near Brumlovka Park.

So far, Passerinvest Group has invested almost CZK 17 billion in Brumlovka locality, of which CZK 1.7 billion was invested into non-profit projects that are used by the general public.

Locality’s non-profit projects include, for example, the Elijáš Christian preschool, elementary school and high school, the school pavilion for the students’ leisure activities and also the Bethany Community Centre.

Two one-hectare parks were built here, Baarův Park and Brumlovka Park, playgrounds and sports facilities, and an athletic stadium, all for the general public. Brumlovka locality includes a further nearly 15,000 m² of open relaxation and green spaces with water features and 11,000 m² of green rooftop terraces.

The inhabitants of Prague 4 and visitors and employees of companies headquartered in Brumlovka locality can use the more than 70 shops and local services. The most widely used include restaurants, cafés, a supermarket, drug store, banks, pharmacy, dry cleaners and problem-free surface and underground parking for the public. Plus, since 2016, two electric buses have been travelling on the regular free shuttle bus routes in locality, which contributes to lowering emissions and noise from traffic. Charging stations are also installed in Brumlovka locality for electric cars, as are secure bicycle stands and cycling hotspots for shared scooters and bikes. That all helps protect the environment.

Passerinvest Group’s vision encompasses the recultivation of unattractive and unused spaces in the immediate vicinity of Brumlovka locality, e.g. the 2^nd phase of Brumlovka Park with a water surface and new relaxation spaces, including further construction. Three or four office projects are planned, as are blocks of flats, greenery and more public spaces. The total investment into this locality after all the planned phases will be more than CZK 33 billion.

Passerinvest Group, under the direction of Radim Passer, is bringing his vision to life and taking an unused and often unsafe brownfield and turning it into a fully-fledged and sustainable part of the city, which seamlessly merges with the other neighbourhoods of Prague. And it intends to continue building in the same spirit.
